Considered by many as a Meso-American architectural work of art, the Aztec Theatre boasts a dramatic combination of authentic columns, reliefs and artifacts. From its stunning lobby and mezzanine to the glorious theater and balcony, it is an experience unlike any other.

Listed under the National Register of Historic Places, the 1920’s structure is located on a .58-acre site in downtown San Antonio at the corner of St. Mary’s St. and Commerce St.

Overland Partners’ adaptive reuse approach to the building’s office space, exterior facade, and rooftop renovation revitalizes the iconic landmark and provides people with an intimate experience of the River Walk.

Office Space

An empty portion of the building that has been unoccupied for decades, Overland’s renovation of the office space opens the floor plan and revitalizes it back to its original use. With a highly attractive central downtown location and close to the courthouse, this more open, loft-style approach to the floor plan has made it an attractive workplace for technology and city professionals.

Crockett Street Overlook

One of the opportunities of the building was to create an entirely new way to experience it. Located on Level 2, the Crockett Street Overlook is a 1,500 square foot additional outdoor space that can accommodate approximately 100-120 people and serve as a pre-function and after party space that can run in coordination with the theater’s events. The Overlook has already been rented out by LiveNation to run in conjunction with the theater’s programming calendar. Patrons are able to rent the intimate space for private parties and events. This area serves as a high-profile space, overlooking one of the most picturesque parts of the River Walk.

View From The Top

For another layer of dimension to the building, the design includes expanding the building’s exterior facade by 22 ft. height to create a premiere rooftop event space. Previously underutilized as a storage space for mechanical equipment and a light shaft, this design creates a rooftop experience additional 200-220 people in the heart of downtown. It will serve as an elevated venue for nightlife primarily, but also be available for multi-use rentals such as weddings or events. The beautiful view of the Tower of the Americas and the San Antonio sky lights will be the life of the party.
