Brodie Oaks Mixed-Use Development Austin, Texas | 36 acres

Representative of the shopping center developments of its bygone era, Brodie Oaks was designed decades ago as a sprawling, suburban, low-rise mall surrounding a vast parking lot on 36 acres at the intersection of South Lamar Boulevard and Loop 360 in South Austin. Since then, the city of Austin has grown around Brodie Oaks. Adjacent to the Barton Creek Greenbelt, an increasing appreciation of greenspace and its important role in urban ecology has evolved over time as well. Overland Partners was engaged by the client to cast a vision for the redevelopment of Brodie Oaks that reclaims the low-density, generic brownfield sites and turns the suburban, car-centric development into high density, pedestrian oriented, mixed use, eco-districts that are inspired by nature and culture to become a model for new urban development outside city cores.
